In the first three years of my Green Bay Real Estate Career a big portion of my business came from First Time Home Buyers. The Green Bay Real Estate Agent that I used never really explained the whole process to me on how it really works and especially how you can hire a Green Bay Real Estate Agent to work for You instead of representing the seller. So the first property that I bought the Realtor didn't even tell me about something called Buyer Agency. Buyer Agency is a contract that you can enter into with a Realtor where he will be solely representing you. Buyer agency is so important after taking the real estate licensing courses I immediately felt mis represented and even kind of taken advantage of. I've made a committment to my real estate business to always be up front with people and explain the two different ways I can work for someone. This is the biggest purchase of my clients life and to not have my clients interest's ahead of a seller is funny to me. But there are still alot of people who don't explain the process fully and even offer to work for someone through Buyer Agency. I want to represent all of my buying clients through Buyer Agency because i'm focused on building a long term relationship i'm not focused on the short term. What kind of relationship will I build with you if I steam roll you into a house? My reputation is all that I have in my business and I prefer to focus on building the types of relationships where you will refer your friends and family to me because of the integrity and honesty that I uphold in my Wisconsin real estate career.

December 14th 2008 was a very dreary day in the City of Green Bay. Snow was melting and it was very gloomy the whole day. Our Green Bay Packers went out and embarked on a journey to good ole city Jacksonville Florida. We played The Jacksonsville Jag's who are in a very similiar position as we are. They were projected to be one of the top teams and slowly drifted away. We had a multiple opportunities to win todays game we just couldn't do it. This is the same thing that has happened in 5 games this season. So close but so far away. I'm always trying to look for the positive even when things are apparently negative. We have an opportunity to get some really good draft pics and to rebuild in the next season. No playoffs for my Beloved Green Bay Packers this year its hard to stomach but its now reality. Go Pack Go 2009-2010!

I was reading the Milwaukee Journal Sentinel on Friday and came across and an article that really got me excited. Associated Bank is the number one Small Business Adminstration Lender in Wisconsin. The national media doom and gloom is not as apparent as one would think in Wisconsin. We need to look at our local Green Bay Real Estate Market and analyze the situation before we come to some conclusion based on national media sources.
Kerry Barlow Senior Vice Prsident of Associated Bank is quoted as saying "We are on the street every day letting businesses know that we are open and still lending" Barlow said. "If you've got good credit and a good business plan, we want to be your partner. That is no different today!"
Something else that was very interesting was that the total number of loans from Associated was up from 2007 he did however mention that the dollar volume was down in 2008. So it's clear that they are still out financing Small Business Opportunities in Wisconsin and are looking for our great businesses to expand and invest in.

As young parents you remember the park's and memories that your parents shared with you. Bay Shore Park in Green Bay Wisconsin is such a place for me. Bay Shore Park has some major changes that I was extremely excited to see. They have a Pirate Ship Playground which is by far the neatest outdoor playground i've come across in the Green Bay Area.. Bay Shore Park offer so much more than just a really neat playground.  Bay Shore has campgrounds that are nestled in the woods along with trails for exploring the bluffs, scenic views, and the water edge. They have the first-come, first serve policy for camping registration and do not take reservations.
 The Bay Shore Boat launch on the popular east shore is a favorite for boaters and anglers. Bay Shore Boat launch is available for day use as well as an overnight mooring dock for $15/night.

I'm so proud of the job Bay Shore has done to keep up the grounds. This park stand's the test of time and will be a great place for many families for decades to come to.

You probably remember when you were a young tike and your parents would take you out for Sunday breakfast. My parents would take me to The Pancake Place on Military Ave in Green Bay Bay Wisconsin. I'm very committed to The Pancake Place in Green Bay for a couple of reasons. - First they by far have the best home style cooking in Green Bay.
- The portions are huge if you can't leave full from this resturant you may have a problem
- The Pancake Place waitstaff is very courteous, and will get your food lightning fast
- They dont just have breakfast you can order a wide variety of food including my other favorite the Greek Gyro's
- It's a family oriented atmosphere which is also smoke free

So living in Green Bay Wisconsin for the whole majority of my life i'm born with the Green Bay Packers in my blood. No matter where I live there will only be one true team that I will cheer for and thats the Green Bay Packers. Aaron Rodger's is the new Quarterback and he's starting to show why the team made what seemed to be a crazy and ludicrious decision. My take on Brett Favre is pretty emotional but i've decided to move on and support our new Quarterback who deserves all of our respect. Aaron Rodgers of the Green Bay Packers has the biggest weight anyone has ever had put on their shoulders. Sure Quarterbacks like Steve Young have had great career's following the legend Joe Montana but Steve Young didn't have to deal with Joe going back and forth on his decision to play. At first I was one of the nay sayer's on the whole Farve saga I admit it. The one thing that I didn't do was rag on Aaron Rodgers because it really wasn't his fault. The one thing that started to shine through was his amazing attitude. He has handled the media, the pressure, and to be blunt alot of crap with professionalism that we could all learn a thing or two about. The neat part about Aaaron Rodgers is that he sat behind one of football's greatest quarterbacks for 3 year prior to jumping into a game. I'm already starting to notice alot of similarities between the two. Aaron you have been handling the challenge and I can tell that you doing your best to win us football games. The more you play the better you will become. We should stand united and support the new quarterback of the Green Bay Packers Aaron Rodgers. It's Mr. Rodger's Neighborhood! Some Green Bay real estate agents choose to either list property OR represent buyers. Some agents love doing both--I am one of those! I absolutely LOVE selling homes but, I also LOVE showing off Green Bay real estate and the wonderful Green Bay Wisconsin Howard community! So, I enjoy keeping my hands on both sides of the transaction because I can keep a pulse on what Buyers are looking for in homes that my Sellers are attempting to sell.
When a Buyer contacts me to show them homes in Green Bay Wisconsin Howard, their four top 'qualifications' are as follows:
1. Price point 2. Total Bedrooms & Baths 3. Total Square Footage 4. School Zone
Let's address the first priority: PRICE Location used to be the premier point for the sale of a home, but in recent months price has become top priority. Here are a few of the Seller 'myths' that have come to light recently--avoid these at all costs!
MYTH: As a Seller, I can 'dictate' the sales price and am quite confident that I will get multiple Offers on my home. FACT: Sellers should work hand-in-hand with their selected listing agent to establish a price. The days of multiple Offers are on-hold unless you have a home that you're simply giving away or a dream home that several Buyers have had their eye on for some time! Using recent sales, comparables are reviewed with great attention to detail--you simply MUST not overprice your home or you'll wind up a very unhappy homeowner!
Your property will NOT sell if it's overpriced.
MYTH: I love my home just the way it is! I'm sure I can get more than my neighbor got a year ago for their home! FACT: In 2008, you must visit comparable homes in your area to see what the competition is offering for their price. If you can't beat those homes on price & appearance, you're going to have to wait your turn for a sale. Your home MUST be priced competitively.
MYTH: The homes in my neighborhood are listed at $_______! FACT: Property VALUE is not the list price--If you want, you can list your $350K home for $1,000,000--that is IF your agent will list it for that for you! The point is, we're comparing recent SALES to establish your price, NOT list prices. Property is only worth the price that someone is willing to PAY for it!
MYTH: Two years ago, the Dallaire's' got $_____ for their home! FACT: Just as lenders have increased pressure to do their due diligence for new mortgages, appraisers are feeling the pressure as well. The rule-of-thumb is to use sales that occurred in the last 6 months, either within the same neighborhood or under one mile away. Their goal is to get as close as possible to square-footage, garage size, number of bedrooms, baths, lot size, basement or not, exterior construction and condition of the home (these are the main criteria). So, you're no longer comparing your home to your neighbor's that sold two years ago!
MYTH: Other in my neighborhood have sold for $_______. I've spent an additional $_____ to have my walls faux painted, deck restained, landscaping and a pool dropped into my backyard. I expect to recoup every dollar spent on those items.
FACT: You absolutely WILL not recoup every dime that you spent on improvements! Kitchens and baths bring the most return on investment but, sometimes other work done or additions made can actually DE-value your property. Everyone does not like faux painting--especially in bold colors. Everyone does NOT want a pool and you will certainly not receive a dollar for dollar return for pool installation.
MYTH: They're building million-dollar homes right behind me and my $350K home's value has surely increased due to the new expensive homes! FACT: Actually, for some aging homes, this can prove to be more of a detriment than a benefit to your home value! Your home could completely lose it's value, and the land that it's on may become the only value to your property. That million-dollar neighborhood is looking to expand and developers are not going to pay for that new kitchen that you just installed--they're only going to want your LAND and your property value will reflect only that price.
As a Seller, you must take the emotion out of the process of pricing your home. Keep in mind that this is a business transaction and NOT a personal one! Yes, it's personal because it's possibly your childhood home, or your children's childhood home or the home in which you were married--but, that doesn't matter to your Buyer! They are looking at this as their new home and as an investment.
You should consult an expert Green Bay Real Estate agent that can help you understand the current Green Bay Real Estate Market. One of the most important criteria to success in selling your Green Bay Wisconsin Howard home is working with an agent who actually understands your great community and has in depth market information geared towards Howard.

This leads new potential Buyers to skip over your home because they fear that something is 'wrong' with your home due to the length of time on the market compared to others in your neighborhood that were listed by qualified agents
